Managing a real estate investment is not child’s play. It takes a trained professional organization to maximize a property’s true economic potential.

Many investors think nothing of trying to manage their real estate investment themselves. After all, what can be so difficult about keeping the grass mowed, the hallways clear and painting every so often? Besides with all the computer programs around, the accounting part should be a piece of cake. It sounds easy enough until the problems arise.

In reality managing an investment property can be a time consuming and a very expensive undertaking.  The wrong tenant mix can dramatically reduce a property’s income potential. The revengeful tenant can result in tens of thousands of dollars in damages, with little hope of collecting on a judgment. It is not unheard of to have an emergency at the worst time of night or while away on holiday.  Improper cash flow management will result in cash shortages, which results in deferred maintenance, which results in unhappy tenants, all of which results in vacancies and a further worsening of the cash flow problems.

At Valledor Co., we put our 36 years of hands-on real estate experience to work for your benefit. When we are first hired to manage a property, we will interview you to determine your short and long term financial goals. We then prepare a comprehensive and detailed building and market analysis. This report includes the building’s pluses and minuses compared to its competition. We make recommendations on the actions needed to correct the minuses and how to take advantage of the positives  to maximize the property’s income and enhance its value. This analysis includes both short-term and long-term management plans geared to meeting your stated financial goals.

Our financial reports are timely and encompassing. Our monthly reports include a complete income and expense statement, accounts receivable report and a detailed disbursements report with an accounts payable aging report. We also provide a building Cash Flow and Reserves report. In addition to these reports we also provide you with the original copy of all paid invoices. In those special circumstances we can also provide copies of the cancelled checks used to pay the building’s bills. We use innovative methods to keep our clients (including out-of-country clients), fully informed of the condition of their investments.
